Concrete and clay tile roofs are the longest-lasting residential roofing system installed in Florida, with documented service lives exceeding 50 years on properly maintained homes. But tile roofs are not maintenance-free — and the underlayment beneath them has a much shorter lifespan than the tile itself. Here's what every Florida tile roof owner in Vero Beach, Melbourne, Viera, and the Space Coast needs to know.
Why you should never walk on a tile roof. Concrete and clay tiles are brittle. Walking on them — even in soft-soled shoes — causes hairline cracks and outright breaks that may not show immediately but become leak sources within months. Cable installers, satellite dish technicians, and pressure washers regularly damage tile roofs by walking on them. If anything needs to be done on your tile roof — cleaning, repair, inspection, antenna work — hire a licensed roofing contractor who knows the proper walking pattern on the strongest tile points.
Cleaning algae, mold, and stains. Florida tile roofs commonly develop dark streaks (Gloeocapsa magma algae) and green/black biological growth. Soft-wash cleaning with a low-pressure sodium hypochlorite solution applied by a qualified roof cleaner removes the growth without damaging the tile or underlayment. Never pressure wash a tile roof — high pressure cracks tiles, dislodges sand interlocks, and drives water under the tile against the underlayment.
Replacing broken or slipped tiles. Florida hurricane and high-wind events commonly displace or break individual tiles. Replacement requires matching the original tile profile, color, and manufacturer (much harder for tiles installed before 2000 — many original manufacturers have discontinued or changed product lines). Re-bedding ridges and hips. Tile ridges and hips are typically set in mortar or roof cement. Florida UV and weathering breaks down the bedding material over 15 to 25 years, allowing ridges to lift in wind and creating leak entry points. Re-bedding is a routine maintenance procedure that extends roof life and prevents storm damage to ridge tiles. Cost is typically $5 to $15 per linear foot.
Sealing penetrations and flashings. Plumbing vents, HVAC penetrations, skylights, and chimney flashings all use sealants and flashings that deteriorate faster than the tile itself. Inspect penetrations annually and re-seal as needed. Failed penetration sealing is one of the most common tile roof leak sources.
When to lift-and-relay vs full replacement. The tile under your roof can outlast the home, but the underlayment beneath it typically fails at year 25 to 30 in Florida's climate. A lift-and-relay project removes the existing tile, replaces the underlayment with new modern peel-and-stick or synthetic underlayment, then re-installs the original tile. Cost is typically $12,000 to $22,000 — substantially less than full tile replacement at $18,000 to $40,000+. Lift-and-relay is appropriate when the tile is in good condition and underlayment has reached end of life.
Full replacement is required when the tile itself is widely damaged, the deck is rotted, or you're upgrading to a different roofing system. Many older Vero Beach and Indian River Shores tile roofs that were installed in the 1980s with rolled asphalt underlayment are now candidates for lift-and-relay with modern materials.
HOA and historical preservation. Many Florida HOAs require specific tile colors and profiles. Always check covenants before any tile work, and verify that any replacement tile matches existing approved specifications. Historic properties in downtown Cocoa and parts of Vero Beach may have additional preservation requirements.
Routine maintenance schedule. Annual visual inspection from the ground. Professional inspection every 3 to 5 years (more frequently after storms). Soft-wash cleaning every 5 to 10 years as needed. Re-bedding of ridges and hips at year 15 to 20. Underlayment evaluation at year 20, lift-and-relay typically at year 25 to 30.
