About Flat Roof
Flat (low-slope) roofs are common across the Space Coast — on commercial buildings, additions, lanais, garages, and most of the strip-mall and small-office stock from Cocoa down to Vero Beach. They're a different animal from pitched residential roofs: drainage, seam integrity, and a UV-reflective top surface are what determine whether they last 5 years or 25.
The two systems we install most often are TPO (thermoplastic polyolefin) and modified bitumen. TPO is a white, single-ply membrane that's heat-welded at the seams; it reflects radiant heat exceptionally well, which is why it's the go-to choice for Florida commercial buildings trying to control HVAC costs. Modified bitumen is a torch- or self-adhered asphalt-based system, more familiar to traditional flat-roof owners and excellent for residential additions and small commercial.
We don't install old-school built-up tar-and-gravel except for repairs to existing systems. Modern TPO and modified-bitumen products outperform it in nearly every measurable category — cost, longevity, reflectivity, and ease of repair.
On flat roofs, the most common failure point isn't the membrane itself — it's poor drainage, clogged scuppers, or seams that weren't properly welded. Every flat-roof job we do includes verifying slope-to-drain and water-test or visual-test of every seam.
